In a one hour meeting, we will introduce ourselves and talk about your situation and intentions to build. At the close of the meeting, you will have the opportunity to retain our services. A $1,500.00 refundable retainer will be required for us to research your project and prepare a proposal. A series of discussions will then take place and there will be written questionnaires for you to consider and answer. Site visits will be made to determine limitations and opportunities. The goal is to gather information and prepare a written proposal which would allow you to purchase a license to build the home or cabin depicted in the plans that we would create, based on our interpretation of your information. If you accept our proposal, we would continue and the entire retainer would be earned. If you decline our proposal, the retainer would be refunded to you.          

   Our proposal will display the actual License that you would be purchasing and the actual Disclaimers that will apply. Our plans are Conceptual and are presented as a visualization to be referenced by a design professional who you must hire to create your permit / construction drawings. It will specify a quoted price of the License, applicable sales taxes added, including a $1,000.00 refundable deposit and a balance due. Considering the quality and fitness of our work, you will find that our fees are commensurate with purpose and thus very competitive. It will specify a date, by which the design will be presented to you. It will specify a period of time in which you may seek consultation on the feasibility of the design, in order to make a decision, hence the deposit. The design we create must serve your purposes. If it doesn't, you will get your $1,000.00 deposit back, as long as you meet the deadline, and you also won't owe the balance due.

   Once we have the information we need, we will retire to the studio and begin designing your new home or cabin. We will not meet again until your design is completed. The design will be presented in our studio using printed layouts, CAD software and 3D virtual models. The design layout will be dimensioned and include renderings, floorplans, sections and elevations. After presentation, you may have professionals of your choice consult with you on the feasibility of the plan, as presented. If you determine that the design has potential, you may pay the balance due, on or before the deadline. You will then be granted your License or continue to our Revision phase.

    This is where the design becomes your creation. We suggest that you study your design for a period of time, take notes and come to the revision meetings with a list of things you want to explore. All revisions are performed in real time with you at the table or on a Zoom call. We are extremely fast at this and you will have a great time. Our clients love this process. Walls move, colors change, windows get resized and answers materialize instantly before your eyes, in full color 3D. After the meeting, we spend additional time cleaning up the design and making a new layout pdf, which we promptly send to you over email and the process starts all over until you have the perfect design. When you are satisfied and have paid for all invoices, you will be granted your License. We charge $150.00 / hour for revision work and you can order as much as you would like.    

   If at any time in the future you may require additional renderings, Give us a call. The model of your house will always be in our computer system so we can always preview decorating ideas, addition plans or landscaping work before you invest in materials and labor. Hourly rates will apply.
